Maintenance Project

As we have explained in previous communications we have significant repair/replacement work that is necessary at our facility. The board has decided to do this work in three phases for two main reasons. The first reason is that it enables us to assess the amount needed over a three year period to make it less of a financial burden in any one year. The second reason is that it allows us to concentrate on the work that demands the most immediate attention.
Estimate of repairs for 2007 Maintenance Assessment: $170.00 per member household ($111,350.00)
There were a few various issues affecting the pool.
- Cracking in the pool structure, primarily the floor just out from the coves, and in a few other areas of the pool.
- Water Line work.
- Handgrip pool coping nosing.
- Caulking of the deck/coping joint.
- Remarciting the pool interior.
- Water loss in the whirlpool.
For the Pool:
- Chip open the majority of the pool floor cracking, in that the ones deemed more severe. Repair with water plug and then patch the pool floor.
- Remove the existing water line tile and install a new 6” band of 6”x6” pool blue waterline tile.
- Remove the existing coping and pour in place a concrete coping, with integral handgrip, regular finish.
- Remarcite the interior finish of the pool, without tiled racing lines.
For the Whirlpool:
- Pressure test the whirlpool piping and ascertain what if anything in the piping scheme is leaking. Because we cannot determine what is leaking, repair of any leak found will be performed on a time and materials basis on an hourly rate per man hour.
- Remove the existing coping and pour in place a concrete coping, with integral handgrip, regular finish.
- Remarcite the interior finish of the whirlpool, with step and bench edges highlighted per the State of Minnesota Rules for public pool.
Deck Apron:
- Remove various deck sections (where cracking and settling are occurring) that are causing hazardous conditions. Remove those sections and pour back with regular concrete decking. The final amount of the square footage could be affected by leak repairs (above). Haul away and dispose of the debris. Refer to picture to see where cracking/settling is occurring.
